Leasing FAQ

Are utilities included?

Utilities are not included in the rent and are to be covered by the resident. At University Studios, as we only accommodate single-occupancy (one resident per unit), this amount is covered entirely by the resident. At University Towns, as there are 3-people in a suite, this amount is to be split between the 3 residents.

I’m not a student, can I still live here?

Absolutely! We lease to students and non-students alike!

My appliances are not working, what do I do?

What is a lock-out fee?

We understand life happens and sometimes you may forget or lose your key. Below is the list of charges that that may apply:

Lock out fee: $50.00 + HST

What should I do if I get locked out?

Have you found yourself locked out of your unit? Call 1-833-214-1802 and you will be connected to our dispatch team. Please note there is a lock out fee of $50.00 +HST. This will be added to your ledger and withdrawn on the next withdrawal date or E-Payment through Rent Café. 

I lost my key!

If your key is lost or damaged, you can purchase a new key. A replacement key fob is $50.00 + HST. A replacement mail key is $35.00 + HST. You need to make a payment prior to purchasing a key through the condominium corporation. Once proof of payment is received, we can arrange a day/time to issue you a new key.


Something is broken or damaged in my suite, what do I do?

Can I see my ledger and what I owe?

You are able to see a breakdown of your file with us in your resident portal.

a. Credit Card through Rent Café account. https://www.rentcafe.com 

b. Money Order/Draft or Cheque made out to: Varsity Properties Inc. and sent/delivered to:

c. PAD Withdrawal. Your PAD details are added with your move in forms.

Parking Enforcement

Parking Tickets 

Parking tickets are issued by the parking enforcement officers approved by the city of Oshawa. Once a parking ticket is issued it cannot be cancelled.


Is someone parked in your spot 

You need to contact Service Oshawa at 905 436 3311 or service@oshawa.ca, when you speak with someone you MUST tell them the following: ‘I am the authorized agent, I can and am willing to sign for the ticket and I have the right to park in this spot.’ and they will assist you.
Note: parking is not enforced by Varsity but the Condominium Corporation.


Visitor Parking 

If you are having visitors to the community, have them use the Honk Mobile App Information on the Visitor Parking Signs. This allows your guests to pay for visitors parking and not receive any parking fines.

How long are your leases?

Our leases are one full-year in length, beginning in September, and ending in August the following year.

My lease is up, what are my options?

You can choose to renew for another fixed term one year lease, or move to a month to month lease. A fixed-term tenancy means you have an agreement to live in a unit for at least a certain length of time. The agreement is called the lease, and the length of time is called the term. In our case, month to month means after August 31st if you would like to leave you will need to provide a written 60 days’ notice. You do not have to sign an extension lease but if you would like to be on a fixed lease we can provide you with one.

Can I break my lease?

You can break your lease early if you fall under these conditions:

  • You and your landlord agree
  • You assign the tenancy (and the unit) to someone else
  • The Landlord and Tenant Board issues an order ending the tenancy agreement early
  • You are a victim of sexual or domestic violence
  • You entered into a tenancy agreement with your landlord on or after April 30, 2018, the landlord did not use the standard lease tenancy form and you sent a written demand to the landlord to provide you with the proper standard lease form.
What is included in the rent?

Our rental amounts include: Fully furnished units (bed, dresser, closets, private bathrooms, kitchenettes, etc), WiFi service, and free access to the community amenities (gym, study rooms, etc).

Is Parking included?

Parking is not included in the rent, it is a separate lease/agreement and are leased on a first come first serve basis, $100/month (paid upfront in full for the year).

Why has my rent increased?

The rent for a unit can be increased 12 months after a resident first moved in or 12 months since the resident’s last rent increase. The rent increase guideline is based on the Ontario Consumer Price Index (CPI), which is calculated monthly by Statistics Canada. The 2020 increase is 2.20%

What is an N11?

An N11 is a document you sign to officially end your tenancy with Varsity at the end of your fixed term lease, or once 60 days notice have been given if you are on a month-to-month lease.

Please note, by signing an N11 document (Mutual Notice to Terminate) you give Varsity the right to lease out your unit on the date agreed upon in your N11.

Do you have accessible units?

Yes, we do have accessible units, they are available upon request!

How Do I Register for RentCafe?

Do You Supply Mattresses?

Although our units come fully furnished, we do not supply mattresses.
